Buying in Lake Country: the 2026 guide

The taxes, rules and local quirks that change what a Lake Country home really costs you, and a due-diligence list built for this area. Updated for the rules in force in October 2026.

First: what are you really buying?

In Lake Country, two homes at the same price can come with very different costs and rules. Before you fall for a view, find out three things: which water source serves the address, whether it’s on sewer or septic, and whether any of the land is in the Agricultural Land Reserve. The water, septic and rules chapter explains each one. The rest of this guide covers the taxes and checks that apply to any Lake Country purchase.

BC property transfer tax

Paid when your transfer is registered at the Land Title Office (BC government):

Exemptions that matter

  • First-time home buyers: no tax on the first $500,000 if the fair market value is $835,000 or less, with a partial exemption up to $860,000. You must be a Canadian citizen or permanent resident, have lived in BC for 12 months (or filed two BC returns in the last six years), never have owned a principal residence anywhere, buy a property of 0.5 hectares or less, and move in within 92 days (details).
  • Newly built homes: full exemption up to $1,100,000, phasing out to $1,150,000, for a citizen or permanent resident buying a principal residence on 0.5 hectares or less (details).

Foreign buyers

BC's additional 20% property transfer tax for foreign entities and taxable trustees applies in the Regional District of Central Okanagan, which includes Lake Country (BC government). A separate federal ban on residential purchases by many non-Canadians has been in place; confirm its current status and exceptions with a lawyer before you make any plans.

GST on new homes

New homes (including substantially renovated ones) carry 5% GST. Federal rebates for new homes, including a first-time buyer rebate introduced in 2025, may reduce it. Eligibility rules are detailed and change, so confirm on canada.ca and with your lawyer, and check whether a builder's price includes GST.

Speculation and Vacancy Tax

Lake Country is a taxable area, starting with the 2025 tax year. Most owners who live in their home claim an exemption by filing a declaration each year (BC taxable areas).

Short-term rentals, water and septic

Lake Country is under BC’s principal residence requirement for short-term rentals, and the District licenses them with its own conditions. Water source and sewer or septic vary by address. Both are covered in the water, septic and rules chapter.

Property taxes

Lake Country approved a 5.75% municipal increase for 2026, about $160 a year for a typical single-family home (West K News). You claim the Home Owner Grant through the Province. Ask the seller for the latest tax notice so you know the real figure.

If you might sell within two years

BC's home flipping tax applies to profit on residential property sold within 730 days of purchase: 20% if sold within 365 days, declining to zero at 730 days, with a return due within 90 days of the sale. Exemptions exist for life events. (BC government).

Lake Country due-diligence checklist

  1. Which water source serves the address? Any standing advisory?
  2. Sewer or septic? Septic permit, age, pumping records and an inspection.
  3. Any land in the Agricultural Land Reserve? What does zoning allow?
  4. Insurance quote on the specific address, before subjects come off (see chapter 09).
  5. Flood mapping for homes near creeks or low lakeshore.
  6. Lakefront: dock and foreshore permits.
  7. Home inspection; on hillsides, retaining walls, drainage and slope.
  8. SD23 catchment school for the address.
  9. Strata documents: minutes, depreciation report, insurance, rental, age and pet bylaws.
  10. Suite legality and permits if you’re counting on rental income.
  11. Commute test on Highway 97 at your real departure time.
