Chapter 12 · Buyer tool
Which Lake Country area fits you?
Six questions, three matches. It weighs the things that really separate Lake Country’s areas: the drive, the lake, the wineries, the budget, walkability and whether you’re comfortable on septic.

You’ll get three areas with links to their honest pros and cons.
How the quiz scores
Each answer adds points to the areas it suits, based on facts from the neighbourhoods chapter: drive times to Kelowna and the airport, where sewer and the larger water systems reach, and where the schools, beaches, wineries and trails are. Sewer and septic vary street by street, and the price question uses general local knowledge; there’s no official price data by Lake Country neighbourhood, so check the address and compare live listings before you decide.
It’s a starting point, not a verdict. Two areas can tie, and a single street can break every rule. When you’ve got your three, read the pros and cons, then ask Sean to show you what’s for sale in each.

Ask about a street, a water system, or what your place is worth
Sean Phillips lives full time in the Okanagan and works the whole valley, from Vernon down through Lake Country to Kelowna. Ask him which areas are on lake water and which are on Beaver Lake or Oyama Lake water, whether a house is on sewer or septic, how much of a property is in the Agricultural Land Reserve, or what a realistic list price looks like this month. Straight answers, no pressure.
