Is Lake Country part of Kelowna?

No. The District of Lake Country is its own municipality, incorporated on May 2, 1995, from Winfield, Okanagan Centre, Oyama and Carr's Landing. It sits between Kelowna and Vernon in the Regional District of Central Okanagan.

How far is Lake Country from Kelowna and the airport?

Off-peak, Winfield is about 24 minutes from downtown Kelowna and about 11 minutes from Kelowna International Airport. Carr's Landing and Oyama are farther. See the commute calculator for every area.

Is the water safe to drink in Lake Country?

Most homes are on the District's Okanagan Lake source, which is screened and chlorinated. The Beaver Lake and Oyama Lake sources, used during irrigation season, are under standing water quality advisories until a treatment plant is built. Check which source serves any address you're considering.

Are Lake Country homes on sewer or septic?

Both. About 3,500 properties are on District sewer, and many others use septic. Ask for septic permits and an inspection on any home that isn't connected to sewer.

Can I run a short-term rental in Lake Country?

Only within limits. BC's principal residence requirement applies in Lake Country, and the District requires a business licence ($100 to apply plus $350 a year), a permitted zone, a maximum of four sleeping units and on-site parking. Whole-home vacation rentals of a non-principal residence generally aren't allowed.

Does the foreign buyer tax apply in Lake Country?

Yes. The 20% additional property transfer tax for foreign entities applies in the Regional District of Central Okanagan, which includes Lake Country. The federal ban on foreign buyers is a separate rule; check its status with a lawyer.

Does the speculation and vacancy tax apply?

Yes. Lake Country became a taxable area for BC's Speculation and Vacancy Tax starting with the 2025 tax year. Most owners who live in their home claim an exemption by filing a declaration each year.

How much of Lake Country is farmland?

Nearly half of the land is in the Agricultural Land Reserve, growing cherries, grapes, apples, pears and peaches. ALR rules limit house size, extra dwellings and subdivision on that land.

How many wineries are in Lake Country?

Eight wineries with tasting rooms are inside the district, including Gray Monk, Ex Nihilo, Arrowleaf, 50th Parallel, Intrigue, O'Rourke's Peak Cellars, Blind Tiger and O'Rourke Family Estate. Ancient Hill is just over the line in Kelowna.

Which schools serve Lake Country?

School District 23 runs three elementary schools (Davidson Road, Oyama Traditional and École Peter Greer), École H.S. Grenda Middle School for grades 6 to 8, and George Elliot Secondary for grades 9 to 12. Confirm catchments with SD23.

Is there a hospital in Lake Country?

No. The Lake Country Health Unit offers public health services by appointment. The nearest hospital is Kelowna General, about 25 minutes from Winfield off-peak.

Has Lake Country had wildfires?

Yes. The Clarke Creek wildfire in August 2023 burned about 373 hectares near the south end of Lake Country and destroyed three homes. Get an insurance quote and check FireSmart features before buying on a hillside.

What does a home cost in Lake Country?

No Lake Country-only benchmark is published. In August 2026 the Central Okanagan benchmark was $1,056,700 for a single-family home, $698,600 for a townhouse and $465,700 for a condo. Lakefront and acreage properties are priced individually.

What's Carr's Landing like?

Carr's Landing is a rural ward on Okanagan Lake north of Okanagan Centre, with public beaches at Coral Beach and Gable Beach, larger lots and lakefront homes. It's the farthest part of Lake Country from Kelowna, about 37 minutes off-peak.
